So, if you already own a plot and are planning to construct your dream home, we have put together the complete cost of constructing a 5 marla house in Pakistan.

Without further ado, here is the breakdown of the construction cost of a 5 marla house in 2021.

Are you wondering how much money goes into building an A-category 5 marla house in 2021? Well, there is no need to worry because this guide will answer all of your questions regarding the construction and finishing cost of a 5 marla unit in Pakistan.

COVERED AREA

The covered area for a double-storey 5 marla house is 1,975 sq. ft. The first floor has a covered area of 910 sq. ft. while the first floor has a covered area of 890 sq. ft. The second floor has a covered area of 175 sq. ft. The house has two kitchens, three bedrooms with attached bathrooms, and a mumtee.

Keeping in line with the modern home decor trends, tile flooring is used throughout the house. Moreover, marble is used on the stairs.

To build the grey structure of a 5 marla house, major construction materials needed are bricks, cement, kassu, rebar, sand, bajri, safety grills. Electrical wiring, plumbing and the installation of the main gate are also included in the grey structure costs.

Since the cost of labour is of the utmost importance when building a house, we will discuss it first.

LABOUR

Labourers who work under contractors usually stay with a project from beginning to end. Clients, therefore, don't have to worry about workers leaving suddenly. Direct dealings with the contractor suits both parties and this partnership is most likely to work for the kind of construction quality you are looking to see in the house.

Labour cost heavily depends on the time duration required for construction. While it might suit the labourers to prolong the work in hopes of making more money, the builder has a deadline to meet. This deadline commitment allows the builder or contractor to make sure that work is completed on time and according to the promised standards.

The estimated cost of house construction in 2021 varies between major cities of Pakistan. For a double-unit 5 marla house, the labourers would charge around PKR 390 per sq. ft., which would take the total amount to around PKR 770,250. This is the general labour cost and does not include the cost of labour for tiles installation, woodwork and plumbing etc.

Bricks, Sand, Crush and Rori

A 5 marla house will require approximately 50,000 bricks. It is recommended to pick Awwal category of bricks at the rate of PKR 12, which means the total cost of bricks would be PKR 600,000.

Sand is also an important component when constructing a 5 marla house. The sand is either extracted from river beds or from the coastal beaches. Usually, the sand from river beds has a grey colour. Ravi sand and Chenab sand are more commonly used in concrete mixtures. Around 3,150 cubic feet of Ravi sand is used at the rate of PKR 20 per cubic feet. This means a total of PKR 63,000 cubic feet of Ravi sand is used.

The sand from River Chenab is of better quality. Therefore, its rates are slightly higher. You would need about 700 cubic feet of Chenab sand at the rate of PKR 35, taking the total to PKR 24,500.

Crush or gravel is used to make the base structure of floors and roof in the house. Builders and contractors want to use Margalla crush, but Sargodha crush can also be used.

The required quantity of Margalla lintel/lenter is approximately 900 cubic feet and is mostly used in constructing the roof of the house. The current rate is PKR 80 per cubic foot, which means it will cost around PKR 72,000.

Sargodha gravel is used in building the floor of the house. About 600 cubic feet of Sargodha bajri would be required to build the grey structure of a 5 marla house at a cost of PKR 65. This means Sargodha gravel will set you back PKR 39,000. Meanwhile, Rori costs around PKR 25,000.

Cement, Kassu and Rebar

Kassu is mostly used to fill empty plots and it is a mixture of mitti and sand. A budget of around PKR 50,000 is required for Kassu during the construction of a 5 marla house in Pakistan.

When it comes to cement, which is one of the most important construction materials, you'll need about 525 bags at the rate of PKR 645 per bag to construct the house. The total cost of cement for this project would be PKR 338,625.

Furthermore, you will require around 3 tons (3,000 kg) Rebar or 60-grade Sarya to construct a 5 marla house. The rate per kg of Sarya is PKR 138 and the total cost of Sarya used would be PKR 414,000.

The construction cost of a 5 marla house also includes costs in developing water supply, sewerage, gas and drainage systems. All of this is called plumbing work. Approximately, PKR 115,000 is required for the plumbing of the house, including labour cost and materials.

Electrical wiring is also an important component in the construction of a grey structure. Wiring in the house requires expertise and it is better if an electrician deals with it. Approximately PKR 50,000 are needed for the wiring. This includes both the labour cost and the material used.

GRILLS, GATE AND CHOUGAT STEEL

The construction cost of a 5 marla house also involves steelwork. For a 5 marla house, you will require Chougat steel of 16 gauge, which will be used to make the door frames. This will cost around PKR 60,000.

Moreover, the house must have safety grills on windows as well as the main gate. You should keep an estimated budget of PKR 66,000 for the 16-gauge grills and around PKR 70,000 for a 16 or 18-gauge steel gate.

OTHER COSTS

Other costs include the septic tank and the termite spray. You need to build concrete walls using cement for the water storage tank. Approximately PKR 12,000 is needed for its construction.

Controlling termite infestation before construction begins can really help you defend against possible claims in the future as they dwell in places where there is a high concentration of dampness and moisture. Approximately, PKR 19,500 are needed to ward off termite infestation.

The cost for waterproofing your roof for a 5 marla house is PKR 65,000.

TILES AND MARBLE

People constructing a double-unit 5 marla house usually go for tile flooring. Owing to their good quality and reputation, Master tiles are preferred in most high-end houses.

Here is a breakdown of the tiles used in a 5 marla A-Category house.

  • Around 158 tiles of 2×2 are needed for the flooring of the house at the rate of PKR 1,500 per sq. metre. This excludes garage, terrace and bathroom tiles. The total cost of the flooring would be PKR 237,000
  • Approximately 65 Master tiles are needed to construct the bathrooms. The rate of the tiles is PKR 1,500 per sq. metre. which would cost around PKR 97,500
  • To build the terrace of a 5 marla house, you would need 18 tiles at the rate of PKR 1,250 per sq. metre. The total cost incurred in laying the floor of the terrace would be PKR 22,500
  • To complete the garage, you would need around 22 tiles at the rate of PKR 1,250 per sq. metre, making the total cost to be PKR 27,500
  • Your budget for marble stairs should be around PKR 115,000
  • In the kitchen, PKR 30,000 is used to build shelves and lay the countertop
  • The cost of bonds, cement, and fillings for tiles would cost about PKR 35,000
  • Professional workers can install tiles neatly and efficiently. Also, in some cases, you have to cut tiles to fill in the gaps, therefore, it is best to hire experts for this. The cost of labour for tiles installation would be PKR 145,000

ELECTRICAL COMPONENTS

The installation of switchboards and power plugs also requires proper planning. For starters, they should always be located in places that are hard to reach for young children. However, they must be located in areas where you can easily plug in your devices as needed.

Here are the basic electrical items that must be installed in a 5 marla house along with the costs involved:

  • You would need around 15 switchboards and push buttons at the rate of PKR 850. This brings the total to PKR 12,750
  • Around 18 power plugs and sockets would also be used at the rate of PKR 475, which means you'll have to add PKR 8,550 to your budget for a 5 marla house construction
  • To install lights, lamps, and chandeliers, a total cost of PKR 130,000 would be incurred
  • A 5 marla house needs at least 9 fans. Since fans cost around PKR 6,000 per unit, a total budget of PKR 54,000 should be reserved for installation
  • A good exhaust system is also essential for a house. For this purpose, 6 Royal or GFC exhaust fans can be purchased at the rate of PKR 2,500 per unit, bringing your total to PKR 15,000.
  • Breakers of PKR 30,000 are also required
  • The cost of electrical wiring and cables would come up to PKR 75,000
  • The electrician will charge you around PKR 25,000 for the job

Since there are two kitchens, two kitchen hoods should be installed with the average costs of PKR 38,000 per unit. So, you would need to have PKR 76,000 for buying and installing the hoods in the kitchens. Similarly, you will require two kitchen sinks at the rate of PKR 8,000 each, which will come up to PKR 16,000.

Moving on, since the house will have three bathrooms, you will require three commodes at the rate of PKR 18,000 each. This will cost PKR 54,000. Installing three vanities at PKR 9,000 per unit will cost PKR 27,000, whereas installing three complete bath sets will set you back PKR 57,000 since each set costs PKR 19,000. On the other hand, bath hangings cost PKR 5,000 per unit, which means three of those will cost PKR 15,000.

Of course, you will have to hire a plumber to carry out the above-mentioned tasks. This will cost you around PKR 20,000.

PAINT AND CEILING

The finishing of the house includes painting both the exterior walls as well as the interior of the house. Moreover, you should ideally paint the house after the installation of switchboards and light fixtures.

Painting a newly built house is relatively tough since it requires careful application of the base coat. Therefore, you should consider hiring a professional painter for the job. As per our estimate, painting your house will cost around PKR 300,000.

For the exterior of a house, rockwall made of marble chips is one of the most popular popular. For this, you must plaster and clean the wall before applying the base coat using acrylic and white sand. The base coat is very important as it strengthens the walls. The total cost of the exterior rockwall is PKR 30,000.

The rate for false ceiling including material and for any design is PKR 65 per sq. ft. So, for a 1,650 sq. ft. area, the cost would come up to PKR 107,250.

Cost for Paint and Ceiling = 437,250

WINDOWS AND MIRRORS

Work involving aluminium and glass in houses includes installation of windows and window frames, wire mesh and glass panes. The cost of aluminium and glass windows in Pakistan is around PKR 225,000. Mirrors would cost PKR 20,000, while the railings for the staircase will cost PKR 85,000.

WOODWORK

Wood is used in various parts of the house in the form of wardrobes, kitchen cabinets, doors, bathroom cabinets, and decorative racks in the living room and drawing-room. Their rates usually vary from vendor to vendor, but it is generally advised to buy wood and let your carpenter carve it into cabinets and doors instead of purchasing ready-to-use cabinets since you can't be sure about the quality of the material.

There would be one semi-solid wooden door and the rest of the doors would have Malaysian plywood. It would cost you PKR 165,000 in total. For built-in wardrobes and kitchen cabinets, UV Ply Sheets or more commonly referred to as formica sheets are used. The wardrobes will cost around PKR 180,000 while the woodwork in the kitchen will require a budget of PKR 150,000. Assorted fittings like brass door handles would cost you an additional PKR 26,000, whereas two LCD racks can be built for PKR 50,000.

Cost for Woodwork = PKR 571,000

That sums up the construction cost of a 5 marla house.

Total finishing cost of a 5 marla house = PKR 2,683,050
